Tanger Outlets at Foxwoods was envisioned as the nation’s first high-end designer outlet experience at a casino. The elevated structure—spanning two roadways and rock outcroppings the length of seven football fields, connects Grand Pequot Tower with Fox Tower—each sited at separate elevations. Over 50,000 cubic yards of mass rock, with cut depths of over 25 vertical feet, were removed from the area between Foxwoods Grand Pequot Tower Casino and Fox Tower Casino to make way for this new 325,000 square foot upscale shopping mall.

Benesch conducted feasibility studies for building location and access. Site conditions necessitated locating and installing the resorts’ two main electrical feeds under the proposed retail center prior to construction. Benesch coordinated with Connecticut Light & Power, developed a strategy, and prepared utility relocation designs for the two duct banks to maintain service to existing facilities during construction. Water, gas and sewers were also relocated.

Site conditions also required two-thirds of the new retail center to be supported by structural columns. Benesch worked with the design team to position these above-grade columns so they would not interfere with the duct banks and other utilities.

Benesch also provided survey, traffic engineering, permitting assistance, storm drainage analysis and design, water and electric/communication services as well as construction administration services. The project was delivered within an aggressive schedule requiring continuous operations at both casinos while the project proceeded.
